On 11th September 2024, the renter's rights' bill was introduced to parliament, meaning that Section 21 evictions will be banned. The Bill will significantly impact the structure for private rented properties and many other significant measures, which will negatively affect both landlords and tenants. The UK Government have put forward that, by removing the fixed term assured tenancies, it will give renters more flexibility to move when needed during a circumstance such as personal matters, due to a new job, or if they have brought a new home. THe student rental market will be distrupted as they rely on fixed-term agreements to line with the academic year, alongside with the guarantors, asthese agreements allow them to be confident about the length of time they are signing up to support tenant with low income or poor credit history. The bill could be legalised as early as next Spring and the reforms to be implemented by late summer of 2025, however there are many hurdles before it can clear.
